Inspecting your properties before hand-over
Our build inspectors will produce a professional snagging list for
your new home. Our inspectors are highly qualified and
experienced and have inspected thousands of new homes
nationwide. We have combined their professional knowledge to
produce an effective snagging methodology which is under
constant development. This is the first time that the knowledge of
chartered surveyors, senior site managers, building surveyors,
architects and developers has been combined to produce a new
homes snagging methodology and we are extremely pleased with
the results.
Ideally the inspection will be carried out before you move in so
that the developer will have time to address all the problems
before you complete, but it can take place at any time in the first
years of Defects Liability Period (DLP), if applicable, when
problems with the finish of your new home are covered. We have
inspected houses throughout this period.

Our team is made up of construction professionals that will inspect your
new house or apartment before you move into it.
• Go through a detailed 250-item checklist identifying any snags that they
may encounter.
• Our snagging checklists & reports are the best value for money for
property inspections.
• All parts of the house or apartment are checked.
• You will then be issued with their detailed report and snag list.
• Photographs will be taken of items that make it onto the snag list.
• Your builder will then fix the issues on the snag list, ensuring that when
you move into your new house or apartment you will have the peace of mind
that everything is to the high standards that you deserve.
• If your builder or developer is resistant when asked to rectify the snags we
can call the foreman or other contact person with the vendor to chase up a
resolution to the issue.
We generally find snags in a new home inspection, some minor, like scratches
or poor paintwork, to larger problems like poor finishing on the external brick
work and uneven internal walls, leaks, and non-compliance of building
regulations.
The snagging report will be issued within 2 working days of the inspection
with a copy going to you and one directly to the developer. We can issue a
working draft on the day of the inspection, if this is required.
